First & Second Floor Rooms (30 people) - $7,500 / week ($250/person)
There are 8+1 rooms on this floor plus a large central common room where you can hang out and watch TV with your family and friends. Each room has its own private bath. See second floor link for more info. There will also be one room located on the first floor containing 2 Queen beds. This room
is Handicapped accessible and is not listed anywhere else on the website.
Second Floor Rooms (25 people) - $6,500 / week ($260/person)
The Lake House-Second Floor
Each of these rooms have a private bathroom, cable TV and A/C.
Room 6A shares a bathroom with either Room 5 or 6 so it works for a bigger family.
All rooms open onto a common area that has a sofa, chairs, computer area with WiFi, mini- kitchen, table and chairs.
This is a great place to congregate. The deck on the first floor overlooking the lake is great, also.
There are 8 rooms on this floor plus a large central common room where you can hang out and watch TV with your family and friends.
Mini kitchen with sink, microwave, refrigerator and toaster is also on the second floor for your convenience.
There also is a coin-op washer and dryer available for your use.

The Lake House-Third Floor
5 rooms (12 people) $3,200/week ($267)/per person.
- Room 10: 1 queen bed- bathroom with bathtub/shower
- Room 11: 2 queen beds- bathroom with bathtub/shower
- Room 12: 1 queen bed- bathroom with shower
- Room 13: 1 queen bed- bathroom with bathtub
- Room 14: 1 queen bed- bathroom with bathtub
Each room has cable TV. Rooms 10, 11, and 12 have A/C. Rooms 13 and 14 are lake side with huge windows and do not have A/C. There also is a very comfortable living room, dining area and mini-kitchen area on this floor plus a balcony that overlooks the lake and has a staircase from the outside if you prefer not to go through the second floor to get to the third floor.

Cottage by the Lake
3 rooms(10 people) - $2,400 / week ($240/person)Escape the hustle and bustle from the day and get away to you own private cabin by the lake.
The cottage sleeps 10 and has three bedrooms. It is most comfortable for six adults with children but will work for 10 adults.
On the first floor, there are 2 bedrooms each with 2 double beds. The galley kitchen, sitting area and another full bathroom with a shower are also on the first floor.
On the second floor, the bedroom has 1 king size bed. There is a bathroom also on this floor with a large soaking tub plus a washer/dryer.

Lake House Hotel
A historic hotel that has 23 rooms- all with private bathrooms,
and a huge living/dining room/kitchen that is located in the village of Richfield Springs, about a mile and one-half north of the Lake House.
Although it is not on the lake, guests there have use of the grounds at the Lake House and also are treated to a free Team Party for their group. It is a very interesting property.
For those not interested in booking with a team group, there are weekly rates/room.
One queen bed- $700/wk.
One queen bed and one twin bed- $800/wk.
Two queen beds- $900/wk.
Three queen beds- $1,000/wk.
All guests at the Hotel receive a $4/day food/drink voucher at the Lake House.

Team Parties
We are the perfect place to host a team party. We have the facilities- a lake, canoes, boats, life jackets, fishing poles, a dock to fish from, lawn to play, gazebo, picnic tables, BBQ.
You can cook for yourselves or let us do the cooking. We have a team party package that is $12/pp and include one hour open bar- beer, wine and soda plus food.
We encourage parties here- you might notice that many rentals specify no team parties. Our teams have a great time here and it is a very refreshing break for both the parents and the players.

Meals
The restaurant is open everyday at noon and serves both lunch and dinner. Breakfast is available each morning from 8-9 AM and is only $8/pp ($4.00 for 8 and under) for a hot, homemade and tasty breakfast.New for Summer 2011
Cooperstown Water Sports will dock at the Lake House!They are available for boat rides, water skiing, tubing, etc.
Payments
The person making the reservation is responsible for all payments It is difficult to accept individual payments from each person in your group. Please arrange to send one payment or use one credit card.A non-refundable deposit of $250 is required to reserve your arrival date.
A deposit of at least half the total cost of your package is due within two weeks of your reservation any remaining balance on the cost of your package must be paid in full by April 15.
Any reservations made after April 15 must make an initial deposit of at least half the total cost of your package and pay in full within two weeks of the day you placed your reservation.
We accept personal checks, Master Card, and Visa. No other forms of payment will be accepted.
Notes:
No refunds will be issued on canceled group reservations.No exceptions. We regret that we have to insist on this policy, however, due to the large number of rooms being reserved a cancellation would make it impossible to rebook.
